EICR in Manchester – fixed prices from £119

Manchester has one of the largest private rented sectors in the North West. Landlords in England must have the electrical installation in a private rental inspected and tested at least every five years under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, give a copy of the report to tenants, and provide it to the council if asked.

Our fixed EICR prices are set by the number of bedrooms: studio £119, 1 bedroom £129, 2 bedrooms £149, 3 bedrooms £169, 4 bedrooms £199 and 5 bedrooms £229. Each additional consumer unit beyond the first is £25. HMOs, commercial premises, three-phase supplies and homes with six or more bedrooms need a manual quote. Remedial work is not included and is priced and agreed with you separately before it starts.

A lot of our Manchester EICR requests are for city centre and Ancoats apartments, student lets around Fallowfield, Withington and Rusholme, and Victorian and Edwardian terraces in Levenshulme, Longsight, Gorton and Chorlton. Older terraces often have a mix of original and later wiring, which can take longer to test, so please mention any extensions, loft conversions or second consumer units when you book.

For apartments, tell us about parking and how the electrician gets into the building, as most blocks need access arranged with the concierge or managing agent. If the report comes back unsatisfactory (C1, C2 or FI codes), you can book remedial work and the electrician will agree the price with you before any work starts.
